Planning

 

New permitted development rights in England and Wales now give the opportunity for residents of single family dwellings to significantly extend their property. In most circumstances, this allows you to gain more than you would receive under full planning permission.
Certificates of lawful development are kept on record by the council and are essential when you need to sell the property, when you wish to carry out further work or to avoid enforcement action.
A planning consent typically lasts for up to three years before the council request a new application. Once you have the planning approval, before you begin to build you will need to submit a building regulation application (Full Plans Submission or Building Notice) to building control for approval and guidance.
